RE:First Reading, Ordinance No. 2023-2275: Rezoning of +/-0.229 Acres at 5928 Central Avenue

REQUEST:

The owner is requesting to rezone property from MF-14 to R-3 to allow the construction of four single-family attached townhomes through a Special Exception. 



DISCUSSION
:

A single-family home presently exists on the parcel.  However, the current zoning of MF-14 would allow construction of a 3-unit multifamily building. 

 

The applicant desires to remove the existing single-family home and construct four single-family attached townhomes on the property.

 

This will require the applicant to re-subdivide the parcel back to its original configuration of four 25' wide lots.

 

Development of townhomes on the property would also require the approval of the companion Special Exception request.



RECOMMENDATION:

LDRB and Staff considered all the guidelines for granting a rezoning and recommends that City Council approve Ord. No. 2023-2275 to rezone the property from MF-14, Multifamily, to R-3, Residential.

It is important to note that the Rezoning and Special Exception applications should be considered as a set and approved or denied collectively.



BUDGET/FISCAL IMPACT:

There is no fiscal impact on the City.
