RE:Appeal of Variance #2023-05-0012; Reduction in Required Parking for 5314 Linder Place

REQUEST:

The applicant is proposing an office use at 5314 Linder Place and planning to renovate and expand the existing 1,700 square foot building to a total of approximately 2,630 square feet.

 

The proposed use in the current building would require nine (9) parking spaces (1 space/200 sf of floor area).  The increased building and proposed use would require a total of 14 parking spaces.

 

A total of seven (7) spaces can be designed on-site.

 

Therefore the applicant is requesting a variance to reduce the required number of parking spaces from 14 to seven (7) parking spaces.

 

A review of the attached documentation will provide additional details on the proposed development.



DISCUSSION
:

The Development Review Committee (DRC) recommended denial of the application after review and discussion of the matter with the applicant as the request did not meet the merits of a hardship as defined by the LDC.

 

The Land Development Review Board (LDRB) recommended unanimous approval of the request.



RECOMMENDATION:

As per the LDC, if the LDRB disagrees with the recommendation of the DRC on whether to approve or deny a variance, then the petition shall be considered by the City Council in the form of an appeal.



BUDGET/FISCAL IMPACT:

There is no direct fiscal impact on the City, however viable economic development does increase the overall tax base.
