The subject property was platted as a part of the Tampa Tarpon Springs Land Company subdivision in 1911 and the land is currently undeveloped. The zoning on the property is Office which does not allow for the construction of the single-family dwelling. Therefore, the owner is requesting the zoning change which is more compatible with the surrounding single-family detached dwellings and duplex dwellings.
The Land Development Review Board reviewed the request at their regularly scheduled meeting on February 20, 2025. At the time, the Board was presented with an incorrect recommendation of MF-14 instead of MF-10 and recommended approval based on the MF-14 recommendation. This was explained to Council at the first reading which was conducted on March 4, 2025 and City Council approved staff's recommendation of MF-10 instead of MF-14. Staff is recommending that Council approve the MF-10 designation for this second and final reading as well.
