RE:Plat Approval: Ozanum Village

REQUEST:

This is a request for a re-approval of the plat for the Ozanam Village development.

 

The City Council originally approved the plat at its June 21, 2016 meeting.  Section 9.12.00(2) of the City Code states in part "Approval of the final plat shall be void unless the approved plat is recorded within a period of six (6) months."  The attached plat was not filed  with Pasco County within the required six month period due to errors in the legal description. 




DISCUSSION
:

The subject property is 2.55 acres located on the south side of Massachusetts Avenue, approximately 650 feet east of Congress Street.  It is zoned MF-14, Medium Density Residential District with an underlying land use of MDR, Medium Density Residential Category.  The site was originally platted in 2006 for the 33-unit Tonetta Court townhome project, but was never fully developed.   West of the site is the East Richey Square shopping center.  North, south and east of the site is unincorporated Pasco County.

 

The site plan approved for the property is for 30 apartments with 80% reserved for veterans.  The plat is designed with Lots 1-3 that will accommodate the apartments and Tracts A-E for the private roads, parking, drainage, utilities  and landscaping.  Existing Tonetta Way and Millennial Way will remain; Tonetta Court will be removed.

 

The revised plat has been approved by the City's consulting professional surveyor, the plat will be recorded with the Clerk of the Circuit Court of Pasco County



RECOMMENDATION:

Staff recommends approval of the plat.




BUDGET/FISCAL IMPACT:

There is no impact to the budget.
