RE:Request to Pursue Property Acquisition RE: 6356 & 6348 River Road and 5432 Acorn Street - Page 43

REQUEST:
Staff is requesting direction as to whether or not to continue to pursue the assemblage/purchase of properties located at 6356 and 6348 River Road and/or the property located at 5432 Acorn Street for the purposes of expanded facilities for public access to the Pithlachascotee River and/or "redesign for efficiency and mixed uses."  


DISCUSSION:
The 2019 Redevelopment Plan, page 62, contemplates the "City Owned Boat Ramp and Parking" undergoing "redesign for efficiency and mixed uses."  Additionally, discussions by the CRA Board have included the possibility of the expansion of this site/facility through the acquisition of adjacent properties.  Some discussion has also included the addition of facilities through the acquisition of property adjacent to the Acorn Street right-of-way between River Road and the Pithlachascotee River.  To this end, staff contracted for appraisals of the two properties north of the boat ramp and parking area , 6356 and 6348 River Road, and the property located at 5432 Acorn Street.  The appraisals were as follows:  The vacant, R-2/Office property located at 6356 River Road appraised "As-Is" Fee Simple Interest Market Value of $170,000.  The Office property, which is currently occupied by River's Edge Pediatrics, located at 6348 River Road, appraised "As-Is" Fee Simple Interest Market Value of $410,000.  The residential property located at 5432 Acorn Street appraised "As-Is" Fee Simple Interest Market Value of $190,000.    


RECOMMENDATION:
Provide direction to staff as to whether or not to continue to pursue the purchase of properties to the north of the City owned boat ramp and parking and the property adjacent to the Acorn Street right of way/stormwater facility. 


BUDGET / FISCAL IMPACT:
At this point, no action related to a purchase is being requested and therefore a specific fiscal impact cannot be predicted.
