REQUEST:

The request is for City Council to conduct a second and final reading of an ordinance granting to the Owner Unicam Group II, Inc. a development order (REZ 2020-01) approving a change in the zoning district from General Commercial (C-2) to Light Industrial (LI) for a 0.46 acre property located at 6626 Orchid Lake Road.



DISCUSSION
:

This is one of two agenda requests on tonight's agenda for two contiguous properties that change the zoning district from C-2 to LI to accommodate existing land uses.  Recently, a new business, Paratec Door Solutions, began operating in the space for warehousing of supplies.  Subsequently, the City of New Port Richey Code Enforcement Department became aware the business did not have a Local Business Tax Receipt (LBTR) and Paratec Door Solutions was issued a citation.  In addition, warehousing is in industrial use prohibited in the C-2 General Commercial zoning district but allowed in the LI Light Industrial zoning district.

 

On February 10, 2020, Unicam Group II Inc, filed with the Development Department a rezoning application and fee to change the zoning district from General Commercial to Light Industrial.

 

The Department finds the area where the property is located is undergoing a transition and although there are no abutting properties zoned IL district there are four other properties in the same area zoned IL district.  Further, one of the properties contiguous to this property also is requesting a rezoning to LI district.  Finally, based on the totality of the circumstances, the rezoning application is consistent with the rezoning application guidelines.

 

The Land Development Review Board approved the ordinance as submitted at their May 21, 2020 meeting.




RECOMMENDATION:

Staff recommends that City Council City Council to conduct a second and final reading of an ordinance granting to the Owner Unicam Group II, Inc. a development order (REZ 2020-01) approving a change in the zoning district from General Commercial (C-2) to Light Industrial (LI) for a 0.46 acre property located at 6626 Orchid Lake Road as submitted.
