RE:Second Reading, Ordinance No. 2020-2201: Rezoning of Properties Located at the NE Corner of US Highway 19 and Main Street

REQUEST:

The request is to for City Council to conduct a second and final reading of an ordinance for the rezoning of property located on the northeast corner of U.S. Highway 19 and Main Street and identified as parcel no.’s 05-26-16-0030-20700-0120, 05-26-16-0030-20700-0121, 05-26-16-0030-20700-0122 and 05-26-16-0030-20700-0123 from the Downtown District designation to the Highway Commercial Zoning District.



DISCUSSION
:

As you are aware, the owner of four contiguous parcels of property located at the northeast corner of U.S. Highway 19 and Main Street has applied for consideration related to the rezoning of the property.  Also as you already know, the property is currently zoned Downtown District and houses the following businesses:

 

  • Boost Mobile
  • F.I. Grey and Sons, Commercial Realtor
  • F.I. Grey and Sons, Coldwell Banker, Residential Realtor and
  • West Pasco Spine and Injury

 

Also as you already know, the request is to designate the property for a permitted use in the Highway Commercial zoning district.

 

As has been previously addressed the property which largely fronts U.S. Highway 19 is better situated based on its location and proximity to U.S. Highway 19 to serve a purpose consistent with a Highway Commercial designation than that of the Downtown District. Therefore, the staff recommended approval of the rezoning to the Land Development Review Board.

 

If the rezoning is approved the owner of the property has indicated that the single-story buildings on the property will be demolished in order to accommodate a future use which is consistent with a Highway Commercial Zoning designation.



RECOMMENDATION:

At their meeting on July 16, 2020 the Land Development Review Board voted unanimously in favor of recommending to City Council that the property as noted above be rezoned from Downtown District to the Highway Commercial Zoning District.
