As you already know, there are plans to redevelop the northeast corner of U.S. Highway 19 and Main Street. Also as you already know the proposed project involves the establishment of a 7-11 convenience store/gas station. In that regard, the applicant of this request plans to establish two monument signs on the property and the required setback for monument signs is fifteen (15) ft. (See attached sign location map)
The requested setback for the proposed sign to be located at U.S. Highway 19 and Bridge Street is zero (0) ft. The requested setback for the proposed sign to be located on Main Street is six (6) ft. The principle reasons that the applicant is unable to comply with the required setbacks relates to the required landscaping along with the fact that they have agreed to establish a six (6) foot monument sign rather than the maximum allowed by code which is twenty-five (25) ft.
Incidentally, if the project comes to fruition as planned the existing curb cuts along U.S. Highway 19 will be removed and will not be replaced further eliminating an opportunity for an type of a view corridor to a potential sign.
The Land Development Review Board considered this matter at their meeting on November 19, 2020 and voted in favor of approving the variance.
