The Library Improvement Project involves selected space efficiencies and interior renovations to the first and second levels of the existing library building. The proposed space efficiencies are the result of a Space Needs Assessment which was conducted in 2018.
As you are aware, Hennessy Construction Services was contracted to serve as a “Contractor at Risk” construction manager in respect to the Library Improvement Project. In that regard bids have been solidified from subcontractors whom meet the qualification requirements and are interested to serve on the project. The construction portion of the budget is $1,831,630. Additionally there are some owner direct purchases i.e. signage, audio and visual equipment and other furniture, fixtures and equipment and the cost associated with these purchases is $170,000 which brings the project total to $2,003,310.
Hennessy Construction Services will be receiving a fee of 5% of the construction budget which is $81,722 for their work on the project. The amount of their fee is in line with industry standards for this size of a project. Hennessy has performed on other city projects such as the Sims Park Redevelopment Project and the Recreation and Aquatics Center Expansion Project and our experience with them on both projects was quite favorable. It is important to state that both projects were handled very professionally by their staff and with a consistent focus on the value of the work in deference to the amount of funding available.
Incidentally, the project budget includes an appropriation of $100,000 to install solar panels on the roof of the building.
