RE:First Reading, Ordinance No. 2021-2232: Special Exception for 6016 Delaware Avenue

REQUEST:

The request is for City Council to conduct the first reading of an ordinance related to the approval of a special exception for the property located at 6016 Delaware Avenue to be used as a church. 



DISCUSSION
:

On April 22, 2021 staff received an application for a special exception from the 6016 Delaware Avenue Land Trust to allow for the operation of a church located in the former Finnish American Club building located at 6016 Delaware Avenue.  The subject property is zoned R-3, Residential District.  The R-3 zoning district allows for the operation of a church with the approval of a special exception by the City Council.  The proposed operator of the church is the Lighthouse Baptist Church which was formerly located in Holiday. The DRC reviewed the applicant's request at their regularly scheduled meeting on May 6, 2021 and recommended approval of the application contingent upon the following that must occur prior to the use of the property as a church:

 

1. The parking lot must meet current City standards; and

2. The parking lot landscaping must meet current City standards.

 

 The attached staff report provides additional information regarding the special exception request.



RECOMMENDATION:

Staff recommends that City Council conduct the first reading of the ordinance as requested.
