REQUEST:

The request is for City Council to conduct a first reading of Ordinance 2022-2250 for the rezoning of 7932 Rutillio Court from General Commercial (C-2) to Light Industrial (LI) Zoning District.



DISCUSSION
:

The property owner, Laurie Geng of Admiral Air Cooling and Heating, Inc., submitted an application to rezone 7932 Rutillio Court from General Commercial (C-2) to Light Industrial (LI) Zoning District.  The purpose of the rezoning is to allow for the operation of a roofing business at the subject property.

The subject property is located within an existing light industrial area to the south of Orchid Lake Road.  The subject property is currently designated as Light Industrial within the City’s adopted Future Land Use Map of the Comprehensive Plan.  Rezoning the subject property to Light Industrial is fully compliant with the currently adopted Light Industrial Future Land Use.

The Land Development Review Board reviewed this item at their meeting on November 18, 2021 and recommended approval.



RECOMMENDATION:

Staff recommends that City Council conduct the first reading as requested.

BUDGET/FISCAL IMPACT:

No funding is required for this item.
