As required by Florida Statute, after a city annexes a property into the city it must then assign a future land use designation from its Comprehensive Plan to the subject property and also assign a zoning designation from its Land Development Code.
The 18.9 acres being annexed is proposed to be developed through the City’s Planned Development District zoning. This proposed rezoning would implement the required Planned Development District – Residential to the subject property to provide for the development of a total of 82 dwelling units (32 condominiums/townhomes and 50 apartment units) on the 18.9 acres.
City staff completed a full review of the proposed project and finds the proposed project in compliance with the City’s Comprehensive Plan and Land Development Code.
The Land Development Review Board reviewed this matter at its meeting on September 16, 2021 and voted unanimously to approve the request.
Should City Council approve this request, the second and final reading will occur after the City receives approval from the State on the matter related to the Comprehensive Plan Amendment which at this time is estimated to be in January.
