REQUEST:
The request is for City Council to conduct the first reading of Ordinance 2022-2255 for the rezoning of 6530 Orchid Lake Road from General Commercial (C-2) to Light Industrial (LI).
DISCUSSION:
Elegant Touch Stonework, Inc. submitted an application to rezone 6530 Orchid Lake Road from General Commercial (C-2) to Light Industrial (LI). The purpose of the rezoning is to allow for the operation of a granite fabrication business at the subject property.
The subject property is currently designated as Light Industrial within the City’s adopted Future Land Use Map of the Comprehensive Plan. Therefore rezoning the subject property to Light Industrial is fully compliant with the currently adopted Light Industrial Future Land Use. The existing zonings within the surrounding area are a mix of Light Industrial (LI) and General Commercial (C-2) zonings. The area though in general appears to be transitioning to a more light industrial presence.
RECOMMENDATION:
The City’s Land Development Review Board (LDRB) held a public hearing for this ordinance on January 20, 2022. Based on the information provided by the City staff and testimony provided at the public hearing, the LDRB recommended approval of the ordinance.
BUDGET/FISCAL IMPACT: No funding is required for this item. | | | |
