RE:Second Reading, Ordinance No. 2022-2252: Rezoning for 7940 Rutillio Ct.

REQUEST:
The request is for City Council to conduct a second and final reading of Ordinance 2022-2252 for the rezoning of 7940 Rutillio Court from General Commercial (C-2) to Light Industrial (LI).


DISCUSSION
:

David Nelson of Nelson’s Pest Control, Inc. and the owner of 7940 Rutillio Court, applied to the City to rezone the property from General Commercial (C-2) to Light Industrial (LI). The purpose of the rezoning is to allow for the operation of a roofing company at the subject property.

The subject property is located within an existing light industrial area to the south of Orchid Lake Road. The subject property is currently designated as Light Industrial within the City’s adopted Future Land Use Map of the Comprehensive Plan. Rezoning the subject property to Light Industrial is fully compliant with the currently adopted Light Industrial Future Land Use.

RECOMMENDATION:

The City’s Land Development Review Board (LDRB) held a public hearing for this ordinance on December 16, 2021. Based on the information provided in the City staff report and testimony provided at the public hearing, the LDRB recommended approval of the ordinance.

No funding is required for this item.
