RE:Second Reading, Ordinance No. 2022-2254: Rezoning for 7944 Rutillio Ct.

REQUEST:

The request is for City Council to conduct a second and final reading of Ordinance 2022-2254 for the rezoning of 7944 Rutillio Court from General Commercial (C-2) to Light Industrial (LI).



DISCUSSION
:

GFX Transport, Inc., submitted an application to rezone 7944 Rutillio Court from General Commercial (C-2) to Light Industrial (LI). The purpose of the rezoning is to allow for the operation of a granite fabrication business at the subject property.

The subject property is located within an existing area of mixed zoning classifications to the south of Orchid Lake Road. The majority of the properties are zoned General Commercial (C-2) with the remainder being zoning Light Industrial (LI). The subject property is currently designated as Light Industrial within the City’s adopted Future Land Use Map of the Comprehensive Plan. Rezoning the subject property to Light Industrial is fully compliant with the currently adopted Light Industrial Future Land Use.

RECOMMENDATION:

The City’s Land Development Review Board (LDRB) held a public hearing for this ordinance on January 20, 2022. Based on the information provided in the City staff report and testimony provided at the public hearing, the LDRB recommended approval of the ordinance.

No funding is required for this item.
