RE:Second Reading, Ordinance No. 2022-2263: Rezoning 7920 Rutillio Court

REQUEST:

The request is for City Council to conduct a second and final reading of an ordinance  to rezone the property located at 7920 Rutilio Ct. from General Commercial (C-2) to Light Industrial (LI).



DISCUSSION
:

The property owner desires to construct a warehouse building for industrial use on a vacant parcel of land that is currently zoned for commercial use (C-2).  Light Industrial (LI) is the proper zoning district for an industrial warehouse. 



RECOMMENDATION:

 The Development Review Committee (DRC) found that the requested zoning designation of Light Industrial is consistent with the Future Land Use Map designation of Industrial and therefore recommended approval to the Land Development Review Board (LDRB).  The LDRB held a public hearing on June 16, 2022 and after reviewing the staff report and listening to testimony agreed with the DRC and is recommending approval of the rezoning request.



BUDGET/FISCAL IMPACT:

There is no immediate impact on the City budget however additional ad valorem taxes will be due on the property when a building is constructed.
