As you already know, for some time now discussions have occurred with the property owner of the .37 acre parcel of property located in the southeast quadrant of U.S. Highway 19 and Main Street along the south side of Acorn Street. The purpose of the discussion is to add to the assembly of property that the city already owns i.e.- former SunTrust property and River Road property for the purpose of increasing project density. Secondarily, to provide a means of ingress/egress to the city’s property from Main Street. Incidentally, a freestanding 8080 sq. ft. two-story warehouse is situated on the property and currently houses Payless Cigars and Pipes.
Over the course of the last few months, there have been several offers submitted regarding the property which have been rejected by the seller. More recently, an offer has been submitted which has piqued their interest. Therefore, if the CRA maintains an interest in this property I recommend that a Letter of Intent be issued immediately in accordance with the following terms:
- A payment in the amount of $80,000 will be made upon the execution of a Purchase and Sales Agreement
- The transaction closing shall occur within 120 days of a fully executed Purchase and Sales Agreement
- The remaining balance of funds shall be paid at a closing on the transaction
RECOMMENDATION:
The recommendation is to authorize the City Manager/Executive Director to enter into a Purchase and Sales Agreement in the amount of $800,000 regarding the property located at 5332 Acorn Street subject to the conditions as outlined above.
BUDGET / FISCAL IMPACT:
The funding to cover this expenditure will be provided through use of the FY 22-23 CRA land assemblage program resources.
