RE:Second Reading, Ordinance No. 2023-2270: Rezoning of +/-3.67 Acres on Pinewood Drive

REQUEST:
The request is to review the attached ordinance to rezone property located on Pinewood Drive from MF-10, Multifamily-10 to PDD, Planned Development District (Residential Planned District Subcategory).


DISCUSSION
:

The applicant is requesting to replat a portion of the existing Timber Woods Subdivision due to an existing wetland on the site.

 

This replat would increase the number of lots from 20 to 28 in order to accommodate a townhome development.

 

This new request requires the developer to meet the current design standards for multi-family development as reflected in the proposed ordinance.



RECOMMENDATION:

The Development Review Committee (DRC) found that the requested zoning designation of PDD is consistent with the Future Land Use Map designation of Medium Density Residential-14 and therefore recommended approval to the Land Development Review Board (LDRB).

 

The LDRB held a public hearing and after reviewing the staff report and listening to testimony agreed with the DRC and is recommending approval of the rezoning request.

 

City Council considered this rezoning at their April 21, 2023 meeting.  This item has been updated to include an additional recommendation to improve on the roadway system in the area.

 


BUDGET/FISCAL IMPACT:

There is no direct fiscal impact to the City however development of the site in this manner would increase property taxes on the land.
