RE:First Reading, Ordinance No. 2023-2279: Rezoning of +/-3.67 Acres at 5015 US Highway 19

REQUEST:

The request is for the City Council to consider the rezoning for property at 5015 US Highway 19 which is on the southwest corner of US Highway 19 and Marine Parkway from HC, Highway Commercial to PDD, Planned Development District (Residential and Commercial Planned District Subcategories).



DISCUSSION
:

The Magnuson Hotel currently operates on this site.  The owner’s intent is to demolish the existing hotel and construct a mixed-use development.

 

To accommodate this future development, the property must be rezoned to a Planned Development District (PDD) with residential and commercial subcategories.

 

The proposed hotel will consist of 98 rooms, front US-19 and include amenities such as:

·       Elevated pool and deck area with views down the canal

·       Meeting/event space for Residential (Condominiums) use

 

The proposed condominium development will consist of two, six-story buildings fronting Marine Parkway and a total of 96 units with amenities that include:

·       Pool with deck area

·       Active recreation area (pickleball, bocce ball)

·       Dog Park

 

Additional site features will include bike racks and benches, underground stormwater detention, and sidewalks along Marine Parkway, Floramar Terrace and along entire length of the Canal.



RECOMMENDATION:

The Land Development Review Board reviewed the submittal and recommended that the City Council approve the ordinance with development standards.




BUDGET/FISCAL IMPACT:

There is no direct fiscal impact to the City however development of the site would increase property taxes on the land.
