In the progress of executing the Hacienda rehabilitation scope of work, unforeseen items have been identified as necessary to ensure the integrity of the hotel.
1. Southwest Wind Spalling Repair
The concrete beam that supports the gable end is in worse structural shape than anticipated. The engineering firm recommends removal of the heavily-eroded 18" concrete support and replacing it with a steel beam. Included is additional concrete restoration as noted in the contract, but not included in the original scope of work due to cost limitations.
2. Balcony/Porch Beams and Rafters
The south porch termite and wood rot was more severe than anticipated, running a further distance.
3. North Tower and Hip
Removal of the elevator and conjoined stairwell tower revealed additional damage to the hip roof that joined with the tower.
4. Roof Haunch on the Southwest Balcony
Removal of the tile revealed that several rafters in the hip area had slumped, creating a hump in the roof that needs to be straightened in order to properly align the new tile.
